Terms of Use & House Rules

These Terms apply to the chalet1932.gr website and, where incorporated into the booking agreement, to direct bookings and stays at Chalet 1932. Bookings made through a third-party platform are additionally subject to the terms and policies of that platform.

1. Website information and availability

We make reasonable efforts to keep photographs, descriptions, information and the availability calendar accurate and up to date. Displayed availability is indicative and may be affected by calendar synchronisation, pending requests, maintenance or updates from external booking platforms.

Website content does not constitute an offer that automatically creates a contract. Before a direct booking is confirmed, the dates, total price, mandatory charges, payment schedule and cancellation terms will be communicated for acceptance.

2. Booking confirmation and payment

• A request may be accepted or declined depending on actual availability, guest details and property requirements.
• A direct booking becomes binding only after written confirmation and completion of the agreed payment step.
• To confirm a direct booking, a deposit equal to 30% of the total stay value is required.
• The deposit secures the selected dates and is non-refundable if the guest cancels the booking.
• The remaining balance must be paid no later than 7 days before arrival, unless otherwise agreed in writing.
• For direct bookings made less than 7 days before arrival, full payment is required at confirmation.
• A deposit, partial payment or full prepayment may be required depending on the dates, season, length of stay and agreed terms.
• The guest must check the accuracy of names, dates, number of guests, price and all other confirmation details.
• Payments must be made using the method and within the deadline stated in the written confirmation.

3. Guest identification details

After acceptance of a direct booking and before or at check-in, the lead guest may be asked to provide the identification details required for the lawful Short-Term Stay Declaration and booking administration.

• For a Greek resident guest, the Greek Tax Identification Number (AFM) may be required.
• For a foreign guest, full name and passport number or another identification document number may be required.
• The original identification document may be shown for verification where reasonably necessary, but Chalet 1932 does not request or retain a photograph or photocopy of an ID card, passport or other identification document.
• The guest is responsible for the accuracy of the information provided. Failure to provide legally required information may prevent completion of the direct booking or check-in.

4. Cancellations, changes and refunds

Cancellation, date-change, no-show and refund terms depend on the booking channel and the terms accepted before confirmation:

• For bookings through Airbnb, Booking.com or another platform, the policy and terms of that specific booking apply.
• For direct bookings, the cancellation and payment terms communicated and accepted in writing before confirmation apply.
• A request to change dates is subject to availability and is valid only after written acceptance.
• No-show, late arrival, early departure or non-use of booked nights do not automatically create a right to a refund.

Accommodation booked for specific dates is generally not covered by the standard 14-day withdrawal right that applies to many distance purchases. This does not remove any mandatory rights available to the guest or rights provided under the agreed cancellation policy.

If Chalet 1932 is unable to provide a confirmed direct stay for reasons within its responsibility, amounts paid for the unavailable stay will be refunded unless an alternative arrangement is accepted.

5. Check-in, check-out and occupancy

The lead guest must be an adult and is responsible for the accuracy of the information provided, communication with the property and the behaviour of the group. Children must remain under appropriate adult supervision.

6. Access and suitability

Chalet 1932 is not located directly on the municipal road. Access is through a narrow lane approximately 20 metres long with a slight incline and via steps at the main entrance. Access with a baby stroller is possible with minor difficulty, while wheelchair access may be more demanding.

Guests with mobility, accessibility or other specific needs should contact us before booking so that suitability can be assessed.

7. General house rules

• The property, furniture, appliances and outdoor areas must be used with reasonable care and only for their intended purpose.
• Parties, events, commercial activities and unauthorised gatherings are not permitted without prior written approval.
• Excessive noise, dangerous behaviour and actions that disturb neighbours or the village are prohibited.
• Guests must follow all safety, fire-protection, appliance and equipment instructions.
• Furniture, equipment and safety systems must not be removed, disabled, altered or misused.
• Any malfunction, accident, damage or safety concern must be reported immediately.

Smoking and vaping

Smoking and vaping are strictly prohibited in all indoor areas of the property. Smoking is permitted only outdoors and requires particular care because of the wooden construction and natural surroundings. Cigarettes, ash and related waste must be fully extinguished and disposed of safely. In the event of a violation, the guest may be charged the reasonable and documented cost of specialist cleaning, odour removal or repair of any damage.

Pets

We love animals and understand that for many guests they are an important member of the family. A pet may be accommodated at Chalet 1932 only after prior contact and express written approval from management.

Before the booking is confirmed, the guest must inform us of the type, size and number of pets. Each stay with an approved pet is subject to a one-off additional cleaning fee of €50, which will be disclosed and agreed before confirmation.

Pets must remain under appropriate supervision and may not be left alone inside the property, allowed onto beds, or permitted to cause disturbance, damage or cleanliness issues. The accompanying guest is responsible for immediately removing pet waste and for any damage or additional cleaning costs beyond normal use.

The additional €50 cleaning fee covers the planned enhanced cleaning and does not cover property damage or exceptional cleaning that reasonably exceeds the normal requirements of a stay with a pet.

Assistance animals are handled in accordance with applicable law and the rules of the platform through which the booking is made.

8. Damage, exceptional cleaning and lost property

Guests may be responsible for the reasonable and documented cost of repairing or replacing damage caused intentionally, negligently, through misuse or through a material breach of instructions. This may also include exceptional cleaning that substantially exceeds normal use.

Normal wear and tear is not charged as damage. Where a booking platform is involved, the platform's reporting and compensation process may also apply.

We make reasonable efforts to locate and return lost property, but shipping costs are the responsibility of the guest. Items may be disposed of after a reasonable period where the owner cannot be identified.

9. Fireplace, barbecue and fire safety

• The high-efficiency fireplace, wood-fired hot tub, private sauna and gas barbecue must be used only in accordance with their specific instructions.
• Fire, fireplace, hot tub stove and barbecue must never be left unattended while operating.
• Flammable materials must be kept away from heat sources.
• Tampering with smoke or carbon monoxide detectors, the fire extinguisher or other safety equipment is prohibited.
• Use of outdoor fire-related facilities may be restricted due to weather, high fire risk, maintenance or any other condition considered unsafe.

12. Heating, hot water, electricity and internet

The property has automated heating, cooling and hot-water systems. Guests must not interfere with technical equipment, restricted settings or the electrical panel except in an emergency and following instructions.

Temporary interruptions may result from electricity, water or telecommunications networks, weather conditions, public utilities or urgent repairs. Reasonable efforts will be made to restore service, but uninterrupted availability cannot be guaranteed in every circumstance.

13. Security cameras

Two exterior TP-Link Tapo security cameras are installed around the external entrances. They cover the exterior entrances and the part of the outdoor areas reasonably necessary for access monitoring and property protection. They do not cover or record any interior area. Recordings are retained for 15 days. Further information is available in the Privacy Policy.

14. Photographs, descriptions and property changes

Photographs and descriptions are intended to represent the property accurately. Minor differences may arise from maintenance, replacement with equivalent equipment, seasonal decoration, weather, improvements or operational requirements, provided that the agreed service is not materially reduced.

15. Website use and intellectual property

Original texts, photographs, videos, logos, design and other content are protected by applicable intellectual property laws. Reproduction, publication, distribution or commercial exploitation is not permitted without prior authorisation except where allowed by law.

Disrupting operation of the website, bypassing security, introducing malicious code, submitting false information or using forms for spam, unlawful activity or automated abuse is prohibited.

16. Platforms and external links

Links to booking platforms, maps, social networks and third-party services are provided for convenience. Those services operate under their own terms, and Chalet 1932 is not responsible for their independent content, availability or data practices.

17. Liability and limitation of liability

Chalet 1932 is responsible for providing the confirmed accommodation service with reasonable care and in accordance with mandatory applicable law. Guests are responsible for following the rules and exercising reasonable care for their own safety, the safety of accompanying persons, the property and neighbours.

To the extent permitted by law, Chalet 1932 is not liable for loss or damage caused by breach of instructions, intentional or negligent misuse, unauthorised interference, inadequate supervision of minors or events beyond reasonable control.

Nothing in these Terms excludes or limits any liability, remedy or consumer right that cannot lawfully be excluded or limited.

18. Safety incidents and termination of stay

In the event of serious danger, unlawful activity, material damage, violence, repeated disturbance or a serious breach of fire-safety requirements or the rules governing the hot tub, sauna, cold plunge or Nordic Experience, management may require immediate cessation and, where proportionate and lawful, terminate the stay.

In an emergency, guests should first contact the appropriate emergency service and then inform Chalet 1932.

19. Personal data protection

Personal data submitted through the website or processed in connection with a booking is handled as described in the Privacy Policy and Cookie Policy.

20. Governing law and disputes

These Terms are governed by Greek law, without depriving consumers of mandatory protections that may apply under the law of their country of residence. The parties should first attempt to resolve any issue through direct, good-faith communication.

If an amicable resolution is not possible, the dispute may be submitted to the competent courts or another competent dispute-resolution body in accordance with applicable law.

21. Changes to these Terms

We may update these Terms when the website, facilities, booking process or legal requirements change. For a confirmed direct booking, the version communicated or incorporated into the agreement applies unless a later change is required by law or accepted by the parties.
